Overview Gilbane Development Company seeks an experienced Senior Project Manager (Affordable Housing) to oversee multiple projects as part of its expanding multi-family affordable housing platform in New York City (mixed-use and affordable in-place rehabilitation). The candidate must have a keen understanding of the design/construction of multi-family housing (experience with energy retrofits, passive house or other sustainability strategies preferred), and be able to manage the day-to-day implementation of multiple projects, including coordination of architects, engineers, contractors, and NYC regulatory agencies to ensure all cost, quality, and schedule objectives are achieved.

Must have discretion and ability to problem solve issues which arise during construction in occupied buildings where cooperation of residents is essential for successful project completion. Responsibilities Provide leadership in motivating the project team and maintain a positive work environmentImplement project controls and proceduresPerform constructability, value en and coordination reviewsCommunicate with owners, architects and consultants related to project risk, timetables, costs/budgets, and change managementManage design consultant and contractor from conceptual planning through construction administration.Perform pre-construction planning, scheduling, and cost controlBuy-out of job by determining the contracting strategy for the project and preparing front-end documents and bid processes under various project delivery modelsPrepare monthly reports including cost, schedule, safety, cash flow, etc.

For New York City this ranges from $153,700-$211,300 base salary plus bonus, benefits and retirement program.Gilbane offers an excellent total compensation package which includes competitive health and welfare benefits and a generous profit-sharing/401k plan.
